1. Who we are

UAE Property Circle is the personal brand of Chris Hamlett, a RERA-registered real estate broker based in Dubai, United Arab Emirates. UAE Property Circle is not a company. Chris Hamlett is responsible for the personal data described in this policy.

In this policy, "we", "us" and "our" mean Chris Hamlett trading as UAE Property Circle. If you have any questions, contact us at hello@uaepropertycircle.com.

2. The laws we follow

We handle personal data in line with the UAE's Federal Decree-Law No. 45 of 2021 on the Protection of Personal Data and other applicable UAE laws, including the anti-money laundering rules that apply to real estate brokers. If you are in the United Kingdom or the European Union, we also aim to respect the principles of the UK and EU data protection laws (GDPR) when dealing with your data.

3. What we collect

When you enquire

When you complete our enquiry form, message us on WhatsApp, call or email, we collect what you share with us, such as:

• your name, phone number, email address and place of residence
• the projects or areas you are interested in, your budget range and whether you prefer ready or off-plan property
• anything else you choose to tell us about your plans

When you become a client

If you go ahead with a purchase, the law requires your identity to be verified before a transaction. We will then collect, for example:

• a copy of your passport and, for UAE residents, your Emirates ID
• your residential address and details of the property and the transaction
• information needed for anti-money laundering checks, such as the source of funds

When you browse the website

This website does not use advertising or tracking cookies, and we do not run analytics that identify you. Like any website, our hosting provider records basic technical information (such as your IP address, browser type and the pages requested) to keep the site secure and working. Our fonts are loaded from Google Fonts, which means your browser connects to Google's servers.

4. How we use your data

• To reply to your enquiry and give you the information you asked for.
• To advise and act for you as your broker, including arranging viewings, reservations and purchases you have asked for.
• To meet legal obligations, including identity checks, anti-money laundering rules and record keeping required by RERA and other UAE authorities.
• To keep you informed about opportunities that match what you told us, by WhatsApp, phone or email. You can ask us to stop at any time.
• To keep accurate records, for example of enquiries, transactions and commission, and to protect against fraud.

We do not sell your personal data, and we do not use it for automated decisions that have legal effects on you.

5. Our Property Network WhatsApp group

If you join our Property Network group on WhatsApp, other members of the group may be able to see your name and phone number, as in any WhatsApp group. WhatsApp is run by Meta, and its own privacy policy applies to your use of it. You can leave the group at any time. If you would rather not share your number with other members, message us directly instead.

6. Who we share it with

We only share your personal data where needed, with:

• developers, sellers and their agents, to register your interest, arrange reservations and complete purchases you have asked us to handle
• the brokerage through which a transaction is completed, as required for it to be registered
• conveyancers, mortgage advisers, banks and other professionals, where you ask us to involve them
• other licensed brokers we work with on a specific transaction, and referral partners who introduced you to us
• government and regulatory bodies, such as the Dubai Land Department and RERA, where the law requires it
• our service providers, who help us operate: website and CRM hosting, email delivery, WhatsApp and secure data storage. They may only use your data to provide their service to us.

7. Data sent outside the UAE

Some of our service providers store data outside the UAE, for example in the United States or Europe. Where this happens, we use reputable providers with appropriate security and safeguards, as required by UAE law.

8. How long we keep it

We keep enquiry details for as long as we are in contact with you, and for up to three years after our last contact, unless you ask us to delete them sooner. Client and transaction records, including identity documents, are kept for at least five years after the transaction, or longer where UAE law requires it.

9. Keeping it secure

Your data is held in a secure, access-controlled system. Only people working with us who need it can see it, and identity documents are restricted further. Our website and systems use encrypted connections. No system is completely secure, but we take reasonable steps to protect your data and will act quickly if something goes wrong.

10. Your rights

Subject to the law, you can ask us to:

• tell you what personal data we hold about you and give you a copy
• correct anything that is wrong or incomplete
• delete your data, where we no longer need it and are not required to keep it by law
• stop or limit how we use it, including for marketing
• withdraw any consent you have given

To make a request, email hello@uaepropertycircle.com. We will reply within 30 days. If you are not happy with our response, you can complain to the UAE Data Office.

11. Links to other websites

Our website links to other sites and services, such as WhatsApp, Instagram and developers' websites. We are not responsible for their content or how they handle your data, so please read their own privacy policies.

12. Changes to this policy

We may update this policy from time to time. The latest version will always be on this page, with the date it was last updated.
